7 Critical Signs Your Water Heater Is Leaking (And What to Do)

Detect subtle warning signs before your water heater bursts. Learn the difference between simple condensation and dangerous tank ruptures in your Knoxville home.

1. Standing Water in the Drain Pan or Base

Water pooling in the galvanized drip pan or surrounding concrete floor is the most obvious sign. Wipe the area dry and inspect the unit 30 minutes later. If moisture reappears, an active pressurized leak is present.

2. Rusty or Discolored Water from Hot Taps

If hot water flows out brown or orange while cold water remains crystal clear, the interior steel tank wall is actively rusting. This signals that your sacrificial anode rod has dissolved completely, leaving the tank casing vulnerable to rupture.

3. Constant Dripping from the Discharge Pipe

The copper or PVC pipe connected to the side T&P valve should never drip constantly. Sustained dripping indicates either dangerous overpressurization (over 150 PSI) or mineral grit lodged in the valve's rubber seating disc.

4. Popping, Sizzling, or Rumbling Sounds

Loud banging or kettle-like popping indicates severe mineral sediment at the tank bottom. Water trapped beneath this sediment boils into steam bubbles, overheating the steel casing and fracturing the internal protective glass lining.

5. Wet or Stained Drywall Around the Closet

In homes where the water heater is tucked into an upstairs closet or interior laundry room, pinhole leaks often seep into drywall and subflooring before standing water is noticed on top of carpets.

6. Luke-Warm Water & Rapid Temperature Loss

If your shower turns cold halfway through, a broken dip tube or leaking lower element gasket may be causing cold water to bypass the heating zone and short-circuit the tank.

7. Moisture Behind Lower Electrical Covers

On electric water heaters, water droplets sweating behind the lower thermostat access plate point to a leaking element gasket or tank bung crack.
