Why Electric Water Heaters Leak Around Heating Elements
Electric water heaters utilize two high-wattage immersion elements (typically 4,500 watts each) screwed or bolted directly into the water reservoir. When water escapes around the element mounting flange, it enters the insulation cavity and pools behind the thermostat access covers:
- Deteriorated Rubber Flange Gasket: High operating heat and hard water deposits harden the synthetic rubber seal between the element hex head and tank bung.
- Stripped or Corroded Element Threads: Galvanic reaction between the copper or stainless sheath and the steel tank collar can compromise thread integrity.
- Element Sheath Rupture: Mineral scale buildup causes the electric element to overheat and split open, creating an electrical short that trips the red high-limit thermal button.
- Thermostat Well Condensation: In humid East Tennessee basements and crawlspaces, condensation can gather inside electrical compartments, mimicking an internal leak.
Shock Hazard: Never remove the outer metal access cover of an electric water heater while the 240V circuit breaker is energizing the unit. Water contacting electrical terminals creates severe electrocution hazards. Turn off the breaker at your main panel before inspecting.
